The April 2026 seasonally adjusted estimate: 

  • Total dwellings approved fell 3.4%, to 16,710.
  • Private sector houses fell 1.0%, to 10,088 and private sector dwellings excluding houses fell 3.6%, to 6,403.
  • The value of total residential building fell 0.3% to $10.89b.
  • The value of total non-residential building rose 29.4% to $7.75b.

The seasonally adjusted estimate for the number of dwellings approved fell 3.4%, after decreasing 10.5% in March.

The trend estimate for total dwellings approved was flat, following a 0.1% fall in March.

Private sector dwellings excluding houses approvals fell 3.6%, after falling 25.7% in March.

The seasonally adjusted estimate for private sector house approvals fell 1.0%, after a 0.5% March increase.  

The trend estimate for private sector house approvals gained 0.8% following a 0.9% March rise. Private sector dwellings excluding houses fell 0.9%, after a fall of 1.5% in March.
 

Seasonally adjusted summary, by state

Approvals for total dwellings were mixed: New South Wales (-9.5%), Western Australia (-7.4%), and Victoria (-3.9%) fell, while Tasmania (42.2%), South Australia (4.3%), and Queensland (0.3%) rose.

Approvals for private sector houses were also mixed: New South Wales (-13.8%), and Western Australia (-1.2%) fell, while South Australia (11.4%), Victoria (2.2%), and Queensland (0.9%) rose.

Trend summary, by state

In trend terms, approvals for total dwellings varied across the states and territories. Northern Territory (7.7%), Tasmania (3.9%), Victoria (2.1%), South Australia (0.5%), and New South Wales (0.3%) rose, while Australian Capital Territory (-25.9%), Western Australia (-2.4%), and Queensland (-0.3%) fell.

Approvals for private sector houses rose across most states: New South Wales (1.7%), Victoria (1.5%), Queensland (0.7%), and South Australia (0.6%) all saw increases. Western Australia (-1.5%) recorded the only decrease.

Value of building approved

Value of building approved, seasonally adjusted

The value of total building work approved rose 10.2% (to $18.64b), after a 19.5% March fall. The value of total residential building fell 0.3% (to $10.89b), comprised of a flat movement in new residential work ($9.56b) and a 2.5% fall in alterations and additions (to $1.32b).

The value of non-residential building rose 29.4% (to $7.75b), after falling 26.3% in March.

Value of building approved, trend

The trend estimate of the value of total building approved rose 0.3% (to $17.96b), after a 0.5% March rise. The value of total residential building rose 1.5% (to $10.61b), after a 1.3% March gain. New residential building value rose 1.6% (to $9.27b) and alterations and additions rose 0.4% (to $1.35b).

The value of non-residential building fell 1.5% (to $7.34b), after a 0.6% March decrease.
