The August 2025 seasonally adjusted estimate: 

  • Total dwellings approved fell 6.0% to 14,744.
  • Private sector dwellings excluding houses fell 8.1% to 5,408 and private sector houses fell 2.6%, to 9,027.
  • The value of total residential building fell 3.1%, to $9.17b.
  • The value of total non-residential building rose 26.1%, to $7.92b.

The seasonally adjusted estimate for the number of dwellings approved fell 6.0%, after falling 10.0% in July.

The trend estimate for total dwellings approved fell 1.0%, after a 0.2% July fall.

Private sector dwellings excluding houses approvals fell 8.1%, after a July decrease of 25.8%.

The seasonally adjusted estimate for private sector house approvals fell 2.6%, after a 1.3% July rise.

The trend estimate for private sector house approvals fell 0.5% in August, following a 0.4% July decrease. Private sector dwellings excluding houses fell 2.0%, after a 0.2% July decrease.

Seasonally adjusted summary, by state

Approvals for total dwellings were down across most states: Victoria (-11.8%), New South Wales (-11.4%), South Australia (-10.0%), and Western Australia (-7.3%) fell. Tasmania (14.4%) and Queensland (3.7%) rose in August.

Private sector houses had mixed results at the state level: Victoria (-8.3%), New South Wales (-6.2%), and South Australia (-1.7%) fell. Queensland (2.9%) and Western Australia (1.7%) rose in August.

Trend summary, by state

In trend terms, approvals for total dwellings fell in Victoria (-3.4%), South Australia (-2.1%), New South Wales (-1.2%), Australian Capital Territory (-0.8%), and Western Australia (-0.1%). Meanwhile, Tasmania (3.7%) and Queensland (2.0%) rose. The August result in Northern Territory was flat.

Approvals for private sector houses fell in South Australia (-2.3%), New South Wales (-1.5%), and Western Australia (-0.9%).  Approvals rose in Victoria (0.5%), while Queensland was flat, in trend terms.

Value of building approved

Value of building approved, seasonally adjusted

The value of total building work approved rose 8.6% to $17.09b, after a 6.6% July fall. The value of total residential building fell 3.1% (to $9.17b), comprised of a 2.0% fall in new residential value (to $8.03b) and a 9.9% fall in alterations and additions (to $1.14b).

The value of non-residential building increased 26.1% (to $7.92b), after a 13.8% July fall.

Value of building approved, trend

The trend estimate of the value of total building approved rose 0.3% to $16.72b, after a 0.5% rise in July. The value of total residential building was flat ($9.34b) for a third consecutive month. New residential building value was flat ($8.14b) and alterations and additions fell 0.5% (to $1.21b).

The value of non-residential building rose 0.8% (to $7.37b), following a 1.2% gain in July.

Collection method

Statistics of building work approved are compiled from:

  • local government authorities and other principal certifying authorities
  • contracts authorised by government authorities
  • media reports and the Building Activity Survey.

Buildings are classified according to the ABS Functional Classification of Buildings, January 2021.

History of changes

Concurrent seasonal adjustment was reinstated from the May 2022 release.
