The number of dwellings approved in Australia fell 6.7% in June, in seasonally adjusted terms. This follows a 7.6% decrease in May.

Private sector house approvals fell 11.8% in June, to 12,037, following a 10.3% fall in May, after reaching a record high In April. Private sector dwellings excluding houses increased 0.8% in June.

By state, the number of dwelling approvals fell in Western Australia (-30.5%), Queensland (-18.4%), Tasmania (-14.9%) and New South Wales (-12.7%). Dwelling approvals rose in Victoria (12.8%) and South Australia (8.6%), in seasonally adjusted terms.

Approvals for private sector houses fell in Queensland (-25.2%), Western Australia (-21.1%), New South Wales (-14.5%) and Victoria (-2.3%). Private house approvals in South Australia rose 14.8%, in seasonally adjusted terms.

The value of total building fell 2.6% (to $12.65b), in seasonally adjusted terms. The value of total residential building fell 2.3% (to $7.72b), comprising a 2.9% fall in new residential building and a 2.0% rise in residential alterations and additions.

The value of non-residential building fell 3.0% (to $4.93b), following a 27.3% rise in May, in seasonally adjusted terms.

Financial year analysis

Total dwelling approvals in the 2020-21 financial year were 27.3% higher than in the 2019-20 financial year, in seasonally adjusted terms. This was driven by private sector house approvals which were 42.8% higher in 2020-21 than 2019-20. Public sector dwellings also showed a large rise, up 41.3% in 2020-21 from 2019-20.

By state, dwelling approvals increased in 2020-21 compared to 2019-20, in Western Australia (88.7%), Queensland (36.7%), Tasmania (33.9%), South Australia (24.2%), New South Wales (23.6%) and Victoria (13.0%), in seasonally adjusted terms.

Private sector house approvals more than doubled in Western Australia in 2020-21 from 2019-20, up 107.4%. Large increases were also recorded in South Australia (55.1%), Queensland (43.5%), Victoria (31.9%) and New South Wales (26.4%), in seasonally adjusted terms.

Data notes

This publication provides the number of dwelling units and value of buildings approved released in Building Approvals, Australia on 3 August 2021.

Small area data cubes and CSV files will be made available in an “Additional Information” release five business days after the main publication. These will be for Statistical Areas Level 2 and Local Government Areas. Release dates are published under the “Forthcoming Issues” section of the publication and in the ABS Release Calendar.
