This publication documents the concepts, sources and methods used in the compilation of the suite of residential property price indexes published by the Australian Bureau of Statistics (ABS). This publication also provides insight into the practical challenges that the ABS encounters in compiling these indexes and how it deals with these challenges.

The update to this publication reflects the outcomes of an index review in 2012. The review, amongst other things led to an expanded range of indexes and related statistics being produced from the December quarter 2013 onwards. The concepts, sources and methods on which the indexes are based are being updated to reflect the current outputs.

This publication aims to provide users of Australia's residential property price indexes with an explanation of:

    • the historical background of the ABS residential property price indexes;
    • their underlying conceptual framework;
    • their relationship to other economic statistics;
    • the data sources and methods used to compile the indexes; and
    • the presentation and publication of the price indexes.
In addition to information on the indexes, this publication contains an explanation of:
    • the compilation of figures on the total value of the dwelling stock; and
    • additional outputs which are compiled from the same data source as the indexes.

The residential property price indexes are compiled quarterly by the ABS for the quarters ending in March, June, September and December each year. The quarterly index numbers are published approximately 6 weeks after the end of the reference period in Residential Property Price Indexes: Eight Capital Cities (cat. no. 6416.0).

The Acting Australian Statistician announced planned reductions to the ABS work program on 5th June 2014. This announcement included a Review of the Residential Property Price Indexes. The outcome of the review will be released on the ABS website <>.

The ABS will periodically update this document and invites comments on the usefulness of this publication as a guide to the Australian residential property price indexes.
